Selling a House For Sale by Owner

Hi, this is Fylicia Waugh with Gateway Real Estate with another Real Estate Truths article. Today we're going to talk real estate truths, the truth about selling your house for sale by owner or (FSBO). I just want to touch on a couple quick points. I had a couple recently ask me "Why should we list with a real estate agent? Why wouldn't we just sell it ourselves or for sale by owner?"

 

The first thing is that logistically it makes a lot more sense to list with a Realtor for just simple things like we put up a lot better signage. I usually put one at the house and one at the main street. Then, if there's a lot of turns, I add large directional signs. These increase visibility and make the house easier to find. Most of the marketing is online, but it does help to have good signage, especially in the winter months when it’s dark.

 

A Realtor can host open houses for you so that you don't have to do that. It makes showing easier because you can lump a lot of people coming through your house at once. Your Realtor will also create flyers and post cards alerting neighbors the house is for sale. Although most marketing is online now days, print advertising is making a come-back. People like something tangible, they can hold onto.

 

Realtors know how use social media and specifically targeted ads to get your house sold. We also have a sphere, a network of people, other Realtors and just people that we know that we send out our just listed to via e-mail. You're getting your house seen by even more people. The NWMLS has 28,000 subscribers. That’s just the agents, then think about how many buyers they’re assisting. You WANT to use an agent to get your listing in front of them. Sure, you can post it for sale by owner on Zillow, Trulia, Facebook and Craigslist, but the visibility is nowhere near the same.  

 

When you list your house on the NWMLS if fits a buyer's criteria, it pops into their auto search and that's how most buyers are getting their listings if they're working with another real estate agent. So, your exposure is that much more.

 

Also, we have lock boxes that we can access with our phone through an app and all the real estate agents can get into that. It just makes showings a lot easier, so you don't have to be there. As a for sale by owner, you can use a contractor box or a keyless entry. However, those are not as secure as an EKey. Each agent must have their own pin and be a member in good standing in order to gain access to the Supra lock box.

 

Another reason is that most real estate agents include professional photography. Usually drone photography is included as well. In our online world, having your house look perfect and polished in photos is of the utmost importance. If it doesn’t look good in photos, buyers are unlikely to book an appointment to view it.

 

Those are just some of the logistic reasons why you should hire a Realtor.

 

Professionalism is the main reason to hire a Realtor. We have a fiduciary responsibility to take your best interest to heart. We act on your behalf and do what is going to benefit you the most. We are held to the same standard of care as an attorney when we complete the forms and paperwork.

 

We also have an arsenal of professionals to refer you to. So, if you need someone to get your septic pumped, you need a house cleaner, you need movers, contractors to do inspection repair items, whatever the case may be, we have people that we use often and we know and trust that we can refer you to.

 

We also hold the utmost confidentiality. We keep all your information confidential and all of these responsibilities that we have for you: fiduciary responsibility, standard of care with the preparing of paperwork, confidentiality; extend well beyond just the transaction and closing.

 

We're also very knowledgeable about the process and the paperwork that's involved. There's a lot that goes into it, and if something out of the ordinary comes up; for example, the buyer wants to walk or get their earnest money back, you probably don't have the best negotiation skills to handle something like that, so we're going to have your back.

 

Those are just a few reasons why you should hire a professional Realtor, and you should not sell your house for sale by owner.
